Feed format is XML on a schedule, not a request-response API
Property Finder's primary integration is a structured XML feed, which shapes how sync timing and error handling have to be built, differently from a live API call.

API INTEGRATION · PROPERTY FINDER
Property Finder is the UAE's largest property portal: agencies feed it listings via an XML or API feed, and it displays them to buyers and renters searching the market. Integration means keeping a site's own listing data and Property Finder's feed in sync, correctly, in both directions.
The failure mode is almost always staleness or duplication: a unit that sold last week still shows as available, or the same unit arrives from two different internal sources and displays twice under different reference numbers.
WHAT ACTUALLY BREAKS
Not marketing copy. What actually goes wrong when this integration is built without knowing it up front.
Property Finder's primary integration is a structured XML feed, which shapes how sync timing and error handling have to be built, differently from a live API call.
The same unit can arrive from two internal sources under different IDs. Without a stable, enforced reference number, it lists twice.
Listings missing a valid permit number are rejected or removed, not flagged softly, which breaks a sync that does not validate before sending.
A unit gone off-market that still shows as available on the portal is a compliance and trust problem, not just a stale-data annoyance.
Arabic and English content are tracked as separate fields per listing, not a single record with a translation layer bolted on after the fact.
WHAT WE BUILD
Built to handle the failure modes above by default, not discovered after launch.
PROOF
Not a bolt-on. Part of every real estate listing site here.
With deduplication when the same unit arrives from two sources under different reference numbers, and RERA and Trakheesi permit number display required on advertised listings in Dubai.
WHAT IT COSTS
A well-documented API with clean data is a different job from one with none of that.
The honest price depends on how well-documented the API is and how much existing data has to be reconciled during setup. Third-party service costs are billed at cost, never marked up.
STRAIGHT ANSWERS
The ones that come up before anyone signs anything.
Same-day, built into the sync deliberately. A unit gone off-market that still shows as available on the portal is treated as a compliance and trust problem, not a minor delay.
Deduplication runs against a stable reference number, so a unit arriving from two internal sources does not list twice on the portal under different IDs.
Yes, it is a mandatory field for advertised listings in Dubai, and a listing missing a valid one is rejected by the portal rather than flagged softly.
